The Project consists of the limited alteration on the 7th and 8th Floors of the existing Neurosciences Research Building (NRB) at the UNC-Chapel Hill School of Medicine (SOM). The existing building is circa 2001. The purpose of the project is to refresh existing finishes and reconfigure existing spaces in the building to accommodate the relocation of lab spaces and associated equipment for the Department of Dermatology from another building at the SOM. The circulation/egress path on the floor is existing to remain. Existing exits and corridors within the work area are shared by only one tenant and the new work does not impact egress. Additional detailed descriptions of specific project components are as follows: Architectural Interior 1. The work was designed in accordance with the 2018 NC Existing Building Code for Level II Alterations. 2. The existing building is Type I-A Construction, “B” Occupancy, and is fully-sprinklered with an NFPA 13 System. The sprinkler system was modified as required for the new work. 3. The existing building is approximately 12,100 SF per floor. Approximately 6,600SF per floor is included in the areas of work. 4. Limited work on the existing 3rd Floor was performed by UNC Shops as a separate project. The work consisted of limited demolition, repair of existing surfaces, and installation of new finishes. The renovated spaces on the 3rd Floor are used as new offices for Dermatology. 5. The scope of work for the primary program spaces on the 7th and 8th Floors consists of the following: a. Lab Spaces: new power and optional standby power as required for equipment, replacement of existing lab countertops with new epoxy resin tops, new sinks and fittings at lab benches, paint existing walls, replace damaged ceiling tiles, clean floors. b. Equipment Rooms: new power and optional standby power as required for equipment, new mechanical systems for supplemental cooling, paint existing walls, clean/replace floors. Research Spaces: new power and optional standby power as required for equipment, new lab casework, new ceiling tiles, paint existing walls, clean/replace floors, new emergency showers were added either in research spaces or adjacent corridors. d. Shared Office Space and Private Offices: renovation of existing offices and addition of new walls for new offices, paint walls, new carpet tiles, replace damaged ceiling tiles at existing offices and install new ceiling tiles at new offices. e. Break Rooms: new casework and sink, new water connections for coffee maker and refrigerator, paint walls, clean/replace floors. f. Bathrooms: clean floors, install new ADA-compliant auto door operators, new auto flush valves at ADA stalls, new vertical grab bars at ADA stalls. g. Corridors: clean floors, paint walls, replace damaged ceiling tiles, provide ADA-compliant water coolers. New ADA compliant emergency showers were added at corridors, to support adjacent Lab and Research spaces. 6. Interior Demolition in areas of work included: removal of existing millwork, removal of interior (non-load- bearing) partitions, removal of interior doors and frames, partial demo of existing CMU walls for installation of new doors and frames, removal of existing ceilings and light fixtures, and removal of existing floor finishes, removal of mechanical components to prep for new work, removal of electrical systems and components to prep for new work. 7. New interior work included: new metal-framed partitions and drywall, new paint, patch/repair of existing acoustical ceiling tiles and installation of new acoustical ceiling tiles, new carpet tile flooring, new resilient flooring, new hollow metal frames, new doors and hardware, new millwork, new lab casework and lab fittings, new toilet accessories, and preparation and repair of existing surfaces (to remain) that were impacted by new work. Exterior 1. This project consisted of interior renovations only. No modifications were made to the exterior as part of this project. Structural Foundations 1. This project consisted of interior renovations only. No modifications were made to the existing foundations as part of this project. Super Structure 2. No modifications were made to the existing super structure as part of this project. Fire Protection 1. Replaced sprinkler heads and modified branch piping as needed to accommodate the new plan layout, new ceiling heights and finishes, lights, and other ceiling-mounted devices. 2. Pendant and upright sprinklers were installed. 3. The installation was in accordance with NFPA 13 Ordinary Hazard Group 1, occupancy classification. Plumbing 1. Modifications to existing plumbing system to accommodate the new program. 2. Extended cold water to valve boxes for a coffee makers and refrigerator connections. 3. Selective demolition of some lab sinks, lab gas outlets and associated piping was completed. 4. Several new lab sinks, break room sinks, and emergency fixtures were installed. 5. Air and vacuum piping was extended to biosafety cabinets. 6. CO2 gas piping was extended between gas cylinders and CO2 incubators. Switching manifolds were installed at cylinder locations. HVAC 1. Existing terminal reheat boxes, air valves, and controls remained. 2. Distribution ductwork, downstream of terminal reheat boxes, was modified in some areas to accommodate new ceilings. Exhaust hoods were installed above tissue processors and stainers in the Grossing Lab. 4. The fume hood in the Grossing lab was removed and the dedicated fume hood exhaust was re- purposed for the grossing stations. 5. An existing fume hood riser and fan which provided general exhaust was connected to a new fume hood in the Procedure Room. 6. Supplemental cooling units utilizing building process chilled water were installed in equipment rooms with high cooling loads. 7. All 7th and 8th floor spaces were rebalanced and controls were recalibrated. Electrical 1. Electrical work involved the renovation of various spaces on the 7th and 8th floors. To the greatest extent possible the existing lighting, normal power and telecom serving these spaces remained as is. An admin area on each floor was mostly renovated including new lighting. 2. Normal Power - The existing normal power system remained with a dedicated panel in each lab space. 3. Optional Standby Power – The optional standby power system for the renovated spaces was reworked such that many lab spaces received a dedicated 120/208V panel, located in the corridor. The system predominantly serves refrigeration and other lab equipment. This allows these and other spaces to have circuits added and reworked in the future without the need for shutting down or affecting other rooms. A new 75kVA dry type transformer and associated 120/208V, 250A distribution panel for serving these panels was located on each floor. Metering was provided at each distribution panel such that future addition to the system can be more easily determined. 4. Emergency Power – Due to the fact that the existing system was a hybrid emergency/optional standby power system, and present codes require separation of emergency and optional standby power, a new separate emergency power infrastructure system was provided. The system consists of a new emergency ATS (automatic transfer switch), and panel to serve emergency lights and other required emergency loads. 5. Lighting – For the most part existing lighting remained. Where new lighting is required dimmable LED troffers have been provided. 6. Fire Alarm – Minor alterations to the existing fire alarm system were made to adapt to the renovation. 7. Telecommunication – For the most part the existing voice/data telecom system remained. Where required a system of hardwired telecom outlets and wireless access points have been provided for the voice/data telecom system. The system consists of outlets served by conduit from the outlet to a cable tray in the corridor. Stile, rail and show-through (telegraphing) on doors shall not be considered a defect unless the faces of the door vary from a true plane in excess of 1/100 inch in any three-inch span. 2. Warp is any distortion in the door itself, and does not refer to the relation of the door to the frame or jamb in which it is hung. EXCLUSIONS 1. Unsatisfactory service or appearance caused by failure to follow the “Handling, Job Finishing and Installation Instructions” set forth below. 2. The appearance of field finished doors. 3. The appearance of doors with high gloss, transparent, or opaque finishes; or otherwise unorthodox finishes. 4. Natural variations in the color, texture, character or cut of the wood. 5. The warranty against warp does not apply to the following: Revision Date 10.17.2018 a. Interior doors used in an exterior application. An exterior opening is defined as an opening that cannot be climate controlled for temperature and/or humidity on both sides. 14. Acoustical doors requiring hardware other than standard locks and hinges. 15. In order not to induce warp or excessive deterioration of your door, avoid using dark stains or paints on the door surfaces exposed to direct sunlight. Doors painted any dark color with exposure to sunlight will not be warranted. 16.
