GENERAL DESCRIPTION
Gerrard Hall was designed and built in 1822-37 as the College chapel and is one of the oldest
buildings on campus. In 1844, a portico designed by A.J. Davis was constructed on the south side of
the building, but this was removed in 1901. Gerrard is a small assembly space for both classroom
and performance use. It is located on Cameron A venue between Memorial and South Hall.

Gerrard Hall consists of a single auditorium space on the interior, with two egress stairs and an open
balcony on three sides. The main floor accomodates 233 at tables, 390 in seats and 420 standing.
The balcony has fixed seating for 174 people.
C. Description
Exterior Design
Gerrard Hall has limewashed masonry walls with brownstone sills and water table. The existing
masonry walls were repointed, and brownstone sills and water table repaired or replaced where
required. New double-glazed wood windows matching those shown in historic photos have been
installed, and a new standing seam copper roof. On the south side, a new three-bay portico
incorporating entrance stairs and a ramp was constructed based on the 1844 design. With a new
ramp restored doorway, this provides an accessible entrance to the floor. Columns are limestone
with Ionic bases and capitals, and stair treads and walls are finished with pre-cast concrete to match
the brownstone watertable. An exterior plaza was created between Gerrard Hall and the Campus Y.
There are no permits or certificates relative to flood plain policy required to the best of the architect's
knowledge .
Interior Construction & Finish
Gerrard Hall is classified as A-2. The existing construction is classified as Type III-Bin accordance
with the North Carolina Builing Code.

A crawl space was excavated under the first floor to provide space and access for mechanical
equipment. Access is provided via a hatchway and ladder in the mechnical closet at the rear of the
auditorium, with a larger hatchway set flush with the stage surface. Flooring and kneewalls of the
access are poured concrete.
The first floor of the auditorium is existing tongue and groove maple flooring, which was repaired
and refinished. Walls and ceiling are existing plaster on metal lath, painted. Columns and trim are
faced with painted wood. Two new accessible toilet rooms were provided under the balcony at the
rear of the auditorium. These have ceramic tile on floors and walls. Egress stairs have vinyl tile at
the floor, treads and landings.
The balcony is open to the auditorium, and also finished with existing wood flooring, plaster and
paint. Existing steel seating was removed, reupholstered, repainted and reinstalled.
Structural

Plumbing
Plumbing work consisted of the installation of two single person ADA toilets. A new 2 inch
domestic cold water service was connected to the 12 inch water main along Cameron A venue. A 2
inch reduced pressure zone backflow preventer was installed within the building.
A new waste and vent piping was installed. A new sanitary building drain was installed and
extended 5 feet beyond the building for connection to the campus sanitary sewer system.
New plumbing fixtures are commercial grade white vitreous china or enameled cast iron. Water
closets are tp.e manual exposed flush valve type.
Hot water is provided by point of use electric instantaneous water heaters at each lavatory.
Fire Protection
Fire protection work consisted of the installation of a hydraulically calculated ordinary hazard group
one dry pipe sprinkler system for the entire building, including crawl and attic spaces. A new 6 inch
fire service water main was connected to the existing 12 inch water main along Cameron Avenue
and extended into the building to the dry pipe valve in the crawl space. A reduced pressure detector
type backflow preventer was installed outside the building within an insulated and heated enclosure.
Sprinklers are quick response concealed pendents in finished areas and brass uprights and pendents
in attic and crawl space.
HVAC
The existing radiators, including all piping and controls were removed.
Two chilled water and hot water air handling units were installed in the crawl space. Excavation was
required to provide enough room for the air handling units in the crawl space.

AHU-1 supplies air to the first floor. AHU-2 supplies air to the second floor. A unit heater was
installed in the crawl space. Hot water and chilled water is supplied from the campus utility system.
The project has a hot water pump and a chilled water pump.
Controls were replaced with a DDC system that is tied to the campus energy management systems.
Electrical
The existing 120 Volt, 240 Volt single phase electrical service transformer was reused to supply
power to Gerrard Hall. A new 300 amp feeder and raceway were provided from the existing
transformer through a new electrical meter to a new Main Distribution Panel (MDP) located in the
main electrical room. The electrical system located within the Gerrard Hall includes a 300 amp,
120/240 volt single phase, Main Distribution Panel, (1) 120/240 volt single phase, 100 amp, main
lug lighting dimming panel and (1) 120/240 volt single phase, 100 amp, main lug panel for power
loads within the facility .
A new fire alarm system was provided to monitor the facility. A fire alarm panel (F ACP) and digital
alarm communications transmitter (DACT) were provided and mounted in the mechanical room. A
fire alarm remote annunciator panel (F AAP) was provided at the fireman's entry to the building.
Smoke detectors were provided in corridors and utility areas. Duct detectors were provided for the
HV AC system. Audio visual devices were provided in all public use areas and fire alarm pull
stations were provided within 5 feet of all egress doors.
Fluorescent lighting fixtures were provided, typically using T8 lamps or compact fluorescent lamps
and electronic ballasts in utility areas. Existing incandescent lighting fixtures were refurbished and
reused to accommodate the intended use of the facility as a performance area and to preserve
historical elements in the facility. Lighting fixture types vary per area use. All incandescent lighting
fixtures were supplied by the new dimming system. All exit signs provided were battery backed
LED type exit signs. Battery backed emergency lighting unit equipment was provided for emergency
lighting.
A raceway system for each tele/data, audio-visual and UNC One-card systems were provided to
allow the owner the capacity to add these systems. Power outlets were provided in each of the utility
spaces, in the first and second floor theater areas. All raceway systems were concealed in public
spaces .

Design Objectives
The primary structural modifications included modifications of the existing structure to
support a complete renovation of this building. Elements which affected the structure
included the construction of a new crawlspace mechanical corridor with concrete
equipment pads, areaways to crawlspace, cast-in-place steps on grade, re-build
historic portico with additional handicap access ramp, construction of new stage with
removeable panels to access mechanical corridor below, construction of balcony
framing over stage area, the upgrade of the existing wood catwalk in attic space, and
the addition of anchors to existing roof framing for fall protection system.
The Existing Building Structure
Roof:
The existing roof framing· consists of steel trusses and purlins with a poured in place
concrete deck on expanded metal lathe. The steel trusses are supported by the
exterior multi-wythe brick walls.
Attic/Mechanical Area:
The existing attic framing consists of a wood framed catwalk supported by the bottom
chords of steel roof trusses.
Balcony Floors:
The floors of the building are constructed from light framed wood construction.
Auditorium floor:
The floor is a cast-in place concrete one-way slab and beam system. The structure
depth varies with the spans. However the typical depths are as follows: Slab 4 Y2",
Beams -12" wide and 20" deep including the slab. The beams are supported by
concrete columns that are 12"x12".
Crawlspace:
The original building area is constructed over a shallow crawl space, +/-3 feet high.
All building footings are shallow large stone footings at the exterior walls and isolated
column footings ~;~t the interior that bear approximately 18" below finish floor I crawl
space floor. ·
New Construction
New Mechanical Corridor:
The center of the existing crawlspace was excavated to provide an access corridor for
servicing new mechanical equipment in the crawlspace. The access corridor is
constructed of a 12" slab on grade with 8" reinforced cantilevered CMU retaining walls
on each site of the corridor. Four new concrete equipment pads were provided for the
mechanical equipment.
New Stage Floor:
The area at the existing stage platform was removed and replaced with steel beams
and a 5" total thickness concrete slab on metal deck level with the existing auditorium
floor slab.

New Floor Ooeninqs:
In areas where openings were larger and required the cutting portions of the existing
one-way slab between support beams, steel channels were used to support the slab on
each side of the opening. The channels typically spanned between the existing
concrete beams.
Balcony:
The existing balcony framing over the stage between the two stair towers was
removed and replaced with new framing. A steel beam spans between the brick load
bearing walls of the stair towers to support the interior edge of the balcony framing.
This beam also serves as a hoist beam for installation and replacement of the
mechanical equipment in the crawlspace under the stage. The balcony floor framing is
cold formed light gauge metal stud joists with 3/4" plywood.
Portico:
The portico roof is constructed of light-gauge roof trusses supported by a series of
steel beams and posts which connect to the existing multi-wythe brick wall and new
loadbearing sandstone columns. The loadbearing columns are supported by concrete
pedestals and footings. A structural slab on grade with handicap ramp access and
steps on the other two sides serve as the main access to the building.
Attic Space:
The existing wood framed catwalk was upgraded by providing additional framing and
additional attachment of the existing and new framing to the bottom chords,
increasing the width to 48", and providing a wood guardrail. The catwalk serves for
access to the equipment panels and for the performance of routine maintenance.
